I – The Company
The Circus GbR operates the three locations above. To make things simple, in the text that follows all these locations will be referred to as The Circus or we. If there are specific conditions referring to individual locations, we will use the terms hostel, hotel or apartments. You, as our guest, will be referred to as you or the guest. As soon as a reservation is made, there is a contract between The Circus and the guest, to which the following Terms & Conditions apply:
II – Reservations for up to 10 People
By providing your credit card details to make a reservation online, you are entering into a binding agreement with us. We will confirm the reservation in writing by email.
If you make your reservation by phone, email or any other means, we will make an informal (unconfirmed) reservation and ask you to confirm the reservation. The reservation has to be confirmed with a valid credit card number and expiry date. The exact amount and terms of payment will be communicated in the letter of confirmation. The payment can be made upon arrival or during your stay at the reception. To avoid long waiting times on the day of departure, the reception can claim the payment upon arrival only.
III – Group Reservations
Groups of 6 or more people are classified as group reservations. It is not possible to book accommodation for 6 people or more through our booking platform as these are rates and conditions specially tailored to individual guests. You must contact our reservation team by e-mail groups@circus-berlin.de for booking your group accommodation. In this case, we will send you a special group reservation contract which has cheaper prices and different terms and conditions from our standard policy (deposits, changes of reservation). In this case, the group contract acts as an addition to the Terms and Conditions.
Unfortunately, we do not accommodate bachelor or bachelorette parties (stag or hen parties). We ask for your understanding and would like to inform you that we reserve the right to cancel reservations for such parties.
The special offers are for individual travellers only, not for groups, and are available for a limited period of time only.
IV – Your Stay
When you make a reservation with us, we commit to supply the booked beds, rooms or apartments for the dates you have booked. Your bed, room, or apartment will be available for check-in from 3PM on the day of your arrival. If you arrive to The Circus earlier than this, we will try to make it possible to provide an earlier check-in, but this cannot be guaranteed.
Your reservation does not include a guarantee of a specific room, only the category booked. If your booking reservation includes several beds in the same multi-bed room category, we will try to provide all beds in the same room. However, depending on the occupancy rate, we cannot always guarantee this to be possible. If you have a specific preference, please inform us in advance, and we will do our best to accommodate your request.
We kindly ask you to take note of, and to follow, our house rules for the duration of your stay at The Circus.
V – Changes to your reservation
If you need to make any changes to your reservation, please contact us directly, and we will do our best to make it possible.
VI – Cancellation Policy
For group reservations, you will find the separate cancellation policy on your group reservation contract. For individual reservations, the following conditions apply:
1. Hostel: You can cancel your reservation with a full refund until 12 noon on the day prior to your arrival. If you cancel after that or simply do not show up on your arrival day we will charge you 100% of the stay cost excluding the city tax and any additional products you may have booked such as breakfast or extra-beds.
2.a Hotel: You can cancel your reservation with a full refund until 12 noon on the day prior to your arrival. If you cancel after that or simply do not show up on your arrival day we will charge you 100% of the stay cost excluding the city tax and any additional products you may have booked such as breakfast or extra-beds.
2.b Hotel: For any corporate offer, company agreement, or business traveller price you can cancel your reservation with a full refund until 4PM on the day of your arrival. If you cancel after that or simply do not show up on your arrival day we will charge you 100% of the stay cost excluding the city tax and any additional products you may have booked such as breakfast or extra-beds.
3. Apartments:
3.a Cancellation policy for stays up to 4 nights (called Short Stays):
– Up to 12-noon two days before your arrival, you can cancel your reservation free of charge,
– If you cancel later than that or just do not show up on the date of your arrival, 100% of the stay cost excluding the city tax and any additional products you may have booked such as breakfast or extra-beds.
3.b Cancellation policy for stays from 5 to 28 nights (called Mid Stays):
– Up to 12-noon 7 days before the arrival date, you can cancel your reservation free of charge,
– If you cancel later than that or just do not show up on the date of your arrival, 100% of the stay cost excluding the city tax and any additional products you may have booked such as breakfast or extra-beds.
3.c Cancellation policy for stays from 29 nights (called Long Stays):
– Up to 29 days before the arrival date, you can cancel your reservation free of charge and with a full refund of your deposit,
– If you cancel later than that or just do not show up on the date of your arrival, 100% of the first 30 days booked excluding the city tax and any additional products you may have booked such as breakfast or extra-beds.
4. Non-refundable reservations must be fully prepaid and are not eligible for a refund under any circumstances. The special offers are for individual travellers only, not for groups, and are available for a limited period of time only.
VII – Registration
It is required that all guests in Berlin are registered. We are therefore required to ask for an official identity card, driver’s license or passport. Without an official document of identification with a photograph, it is not possible for you to stay with us as a guest.
VIII – Re-selling
It is possible to make a reservation for your family or friends, even if you are not coming to stay with us in person. However, we cannot accept any reservations that are made and later re-sold for a different price to a third party. Please be aware that if this happens, the reservation will be cancelled.
IX – Currency
Our company is located in Berlin, Germany, and therefore all transactions are carried out in Euros. Our prices include all costs and taxes. You can find all our prices online on our website and inside our flyer, and the prices are fixed regardless of how or where you book.
If you finalise the payment with your credit card that offers a choice of different currencies, we leave that choice to you.
X – Mistakes
We guarantee to provide you with the bed/room/apartment you reserved. In the unlikely event that we are unable to fulfill our agreement, we will take full responsibility and ensure you are provided with a satisfactory solution.
XI – City Tax
Prices on our website include VAT, but do not include the Berlin City Tax of 7.5%, which is applicable to all guests, regardless of group size, travel purpose, or length of stay.
XII – Law
All services are provided and paid for in Berlin, Germany, and therefore German law applies.
